Retail Buzz: Corner Bakery Coming to Airway, CVS to Northeast

The location for a new Corner Bakery restaurant in East El Paso has been selected, according to an item on the City Plan Commission’s (CPC) agenda. The new eatery will be built at 1311 Airway Boulevard, at the intersection with Edgemere Boulevard.

The new Corner Bakery will be located at the northwest corner of Airway Boulevard and Edgemere Boulevard in East El Paso.

The restaurant will be built at the site of a former golf shop in front of a relatively new TownePlace Suites by Marriott. The GECU headquarters building is located across Edgemere. It will be the fourth Corner Bakery location in El Paso, with two also located on the East Side and another located on the West Side.

A Walmart store may soon be headed to a property near the intersection of Sunland Park Drive and Doniphan Drive in West El Paso, according to a Detailed Site Development Plan recently submitted to the City.

The retailer has plans to construct a 41,980 square foot Walmart Neighborhood Market at 1110 Sunland Park Drive, just east of the State Line Restaurant. The property on which the Walmart will be constructed is located in Texas but nearly crosses the New Mexico state line.

‘TI:ME at Montecillo’ Prepares for Thursday Grand Opening

Construction on ‘The View’ Nearing Completion; ‘Santi Dwellings’ Marching Along

The developer of the brand new TI:ME at Montecillo shopping center in West El Paso opened the doors to three eateries in a “soft opening” last week. The official grand opening will be held on Thursday, July 31, 2014.

Stonewood Modern American Grill, Hillside Coffee & Donut Co., and Malolam Cantina are all now open daily in a run up to grand opening day. The doors to each eatery are steps away from each other in the intimate layout of the center.

TI:ME is a self-described “non-traditional” shopping center in an urban, smart growth setting within the Montecillo development. The creators have used varying building materials throughout the center, particularly on the facades of the restaurants, to help distinguish each space.

The design also includes repurposed shipping containers which may house retail uses, such as clothing stores, home decor, and a “beauty bar.” A total of ten retailers were announced earlier this year, with spaces for the tenants ranging from 80 to 1,200 square feet.

New Two-Mile Linear Park for Lower Valley

Plans are underway to transform a usually dry drainage ditch in El Paso's Lower Valley into a recreational linear park. Officials are focusing on a two-mile portion for the new park.

Approval Sought for Development Plan Changes to Planned Crazy Cat Neighborhood

A date has been set for a City Council decision regarding a hillside development in West El Paso. The developer is seeking approval for changes to the detailed site development plan for the property, a project which is slated for the slopes of Crazy Cat mountain overlooking the historic Kern Place district.

Much of the Kern View property will remain as open space, with the 60 residential units creating a winding row of townhouse-type single family homes with zero setbacks towards the center. The project will take shape on the Crazy Cat mountain hillside in West El Paso if approved by City Council next month.

Kern View Estates Unit Two will now contain 60 attached single-family residences, under the new plan, which will line a small loop, according to a site plan included in the latest application. There will also be a clubhouse located at the site.

Sun Metro Adds Articulated Buses to East Side Route

The newest additions to Sun Metro’s bus fleet aren’t only reserved for the Rapid Transit System (RTS) debuting later this year. El Paso’s mass transit system has added three 60-foot articulated buses to serve its most popular route, Route 59.

The 2014 New Flyer Xcelsior units look much different from the Sun Metro units to which most residents are accustomed, mostly due to the extended length and the accordion-style joint section in the middle of the bus.

Mixed-Use Infill Development Planned for Northeast El Paso

Proposed Project Includes Residential & Commercial Spaces with Zero Setbacks

A vacant property in a long-standing Northeast El Paso neighborhood will see new life as a mixed-use development, according to a current rezoning application with the City. The owner is proposing the project for a 0.23-acre property at 5101 Fairbanks Drive.

According to the project’s site plan, there will be six commercial spaces and two one-bedroom apartments created. The commercial buildings will be easily distinguishable as they will have zero setbacks along Fairbanks Drive, which means the structures will be built along the sidewalk, with parking in the back.

Plans Revealed for Former ‘El Cruzero’ Land

River Oaks Seeks Mixed Use Zoning for 113 Acres in East El Paso

The developer of a Far East El Paso property formerly slated for a smart growth development has submitted a rezoning application showing the planned layout for 113.7 acres of the site. The property was part of the larger ‘El Cruzero’ development that was cancelled in 2013 when the owner sold the involved parcels to River Oaks Properties.

Now referred to as ‘Desert Sands’ in the master zoning plan, River Oaks proposes to develop the property under Residential Mixed Use (RMU) zoning that includes single-family, duplex, triplex, and quadruplex units. It is currently zoned C-4 Commercial.

Montwood Drive, Country Club Road Construction Updates

Projects to improve major thoroughfares in East and West El Paso continue, and the City has provided updates indicating that progress continues to be made.

On Montwood Drive on the East Side of the city, crews continue work on a project to alleviate flooding issues caused by storm water on the roadway. Work on constructing box culverts continues, currently underway between Trinidad and Honolulu Drives in the vicinity of Eastwood High School.

The contractor is now preparing for paving work between Windrock Drive and Zanzibar Road. And utility work is ongoing as crews have connected a new eight inch water main at Wedgewood Drive.

The contractor for the replacement William Beaumont Army Medical Center currently under construction in East Fort Bliss has posted additional renderings of what the hospital will look like once completed. The images are available on the project website (cmhpbliss.com).

Café Installation Begins at San Jacinto Plaza

Construction Crews Lay Utility Lines, Begin Site Element Work

Construction has begun on the structure that will house a café at the renovated San Jacinto Plaza in Downtown El Paso. Crews have installed plumbing and electrical lines for the structure, and concrete forms have been laid for the café floor.

The café structure will be located on the western side of the park, along Oregon Street across from the Mills Building. According to released renderings of what the structure will look like once completed, it will have an oval shape with service windows on the southern half. A shade structure will protrude southward where tables and seating may be located.

Sun Bowl Drive Gets Painted, Student Housing Construction Proceeds

Work on the University of Texas at El Paso’s (UTEP) campus continues as the school prepared for this fall’s Centennial Celebration. Progress can be seen on multiple projects throughout multiple areas of the school.

One of the largest projects will improve the center of campus in what UTEP calls its Campus Transformation, creating large gathering spaces, pedestrian-friendly areas, and expansive landscaping in the middle areas of the school grounds. Construction includes removing, parking lots, and concrete areas to reveal a more natural environment.
