Infill Project to Bring Apartment Building to Magoffin Neighborhood

Mixed-Use Development to Add Small Retail Space to Three-Story Building

A vacant property near Downtown El Paso may soon see new life as a mixed-use apartment building. That’s according to a rezoning application on the next City Plan Commission agenda.

Plans are to construct a three-story structure on the property, called the Magoffin Apartments, located at 1217 Magoffin Avenue. The first floor will mainly be used for parking spaces, providing a total of 14 slots for residents. A 556 square foot retail space will be located along Magoffin.

The second and third floors will contain a mix of one, two, and three bedroom apartments, according to the floor plans in the agenda item. Each apartment will also have at least one balcony each. In all, the plans include 15 apartment buildings, including an efficiency apartment on the first floor.

According to the architectural firm Exigo Design Architect’s website, the project will be completed in 2015 and has a budget of $1.15 million.

In 2008, the developer proposed a similar project on the same property with 21 units spread out over all three floors. That proposal included no retail element and never got off the ground.

The new apartment building will be located one block east of the historic Magoffin Home. No timeline for the project has been revealed.
